These rules apply to residential rental properties across every territorial authority in the Waikato region: Hamilton, Taupō, Thames, Ōtorohanga, Matamata, and Tokoroa. For commercial properties, transitional housing, hotels, motels, and vehicles, the 1.5 µg/100cm² standard (NZS8510:2017) continues to apply.
Under the new 2026 rules, any residential rental property in the Waikato must be decontaminated before re-letting if it tests above 15 µg/100cm². This applies whether the property is a Hamilton rental in Frankton, a Cambridge lifestyle block, a Tokoroa state house, a Taupō holiday let, or a Thames-Coromandel coastal rental in Whitianga. Properties above 30 µg/100cm² are uninhabitable under the RTA. The NZS8510:2017 methodology remains the required testing and decontamination standard across the entire Waikato region.
